Q: Why Are November and December 2020 Perfect for Sellers? header image.

Here’s why I think we have ideal conditions for sellers right now.


To say that we’ve been in the midst of a strong seller’s market would be an incredible understatement. We’ve literally had multiple offers on almost every single home we’ve listed since July. Why is that? There are a few compounding factors unique to 2020 that we haven’t seen before. 


With people working and schooling from home, more people than ever are focused on actually living in their homes. As a result, they’re noticing more and more things about their home that they’d like to change. Instead of commuting to and from work and school, your entire day starts and ends in the same place over and over. 


The ability to work from almost anywhere in today’s world has caused a lot of homebuyers to look toward life in Colorado. For starters, Colorado is one of the happiest and healthiest places in the country, and we have 300 days of sunshine in the Denver metro each year, along with four real seasons. Also, the Denver metro area is within an hour of five of the best ski mountains in the entire country. Put all this together and it’s no wonder why so many people are moving here. 


Why are the third and fourth quarters of the year a great time to sell your home? For one thing, nearly all of the “market testers” will exit the market by the end of October and remain on the sidelines through January. This means you’ll have less competition from other sellers, and the motivated buyers who are looking will see your home first. They tend to be some of the best buyers to work with, at least in our experience.


When you understand why so many people are moving toward the Denver/Boulder metro areas and couple those factors with the historic lack of seasonality this year, it’s pretty clear to understand that November and December 2020 are going to be two of the absolute best months to sell a home for quite some time.
